Follow these simple tips on how to keep your roof in good shape, to ensure that the system lasts as long as possible, and keeps your commercial property safe.
LEAKS WILL GROW
Many people ignore the initial signs of a leak, or they believe a leak to be no big deal. However, leaks will continue to grow if not repaired.
In order to stop a leak before it becomes a large problem, look for these telltale signs inside your commercial property:
- Dark spots on the ceiling
- Drips
- Ceiling damage
- Sagging ceiling
- Appearance of water at the base of walls
- Sagging tape seams at wall joints
These conditions can be indications of anything from minor roof damage to leaking penetrations to wall and/or window issues. No matter what, seek commercial roof maintenance as soon as you see any of the above conditions.
SUN DAMAGE
Just as the sun damages our skin, it also damages a property’s roof. Heat and ultra-violet rays can damage the integrity of your roof. Watch for:
- Shingle granules in your property’s gutters or on the ground nearby
- Shiny patches on the roof
- Seams lifting or opening in roll product roofing
- Exposed and unprotected roof product where granules and/or coating have worn away
These are the first signs of sun damage. If you catch them early on, you can avoid larger repairs later.
TREE BRANCHES
Branches that overhang your roof may hit or scrape your roof and cause damage. To prevent this, keep tree branches cut back. Look for:
- Broken or loose shingles
- Broken tiles
- Holes or punctures in the roof
Have these issues repaired immediately, and keep branches trimmed and away from your commercial roof to avoid further damage.
LEAVES
Leaves collect and hold moisture on your roof. This is especially true if the leaves have formed into a pile or collection on your roof. Accumulated leaves may plug roof drains and/or scuppers, or fill up gutters and downspouts. If you see accumulation of leaves on your roof, ensure that they are removed as soon as possible.
CONDENSATION
Attics must have proper ventilation to ensure that condensation does not compromise your roof. Condensation causes roof and rafter decay. Have your commercial roof inspected for ventilation, and install larger vents if necessary. Air flow provides protection against condensation damage.
